Please click on the following link to read the How to Rent guide introduced by the Government to help you understand what questions to ask, what your rights are, and what responsibilities you have when entering into an assured shorthold tenancy. A copy will be issued to you when you apply to rent one of our properties.

How to rent guide

The first step will be to contact us to arrange a viewing. You can do this by calling us on (01752) 255255, contacting the lettings team via email, online by registering as a tenant or if you'd prefer to speak to one of our friendly team face to face, come to the office where we would be more than happy to help.
Great! You will now need to come into the office to pay a holding fee. If you are unable to come into the office, please call us as we can take details any payment over the phone. You will then receive an email with details of the application process from The Lettings Hub.
Once we have received your completed application form, you should allow 7-10 days for referencing however this may vary. Referencing is subject to Landlord approval.

We recommend that you contact your referees advising them to expect a reference request and ask them to reply promptly to minimise any delays. We advise that you contact our Lettings Manager on a regular basis during the referencing process to ensure that we have all of the relevant information.
Prior to the commencement of the tenancy, you will be required to pay the first months rent, damage deposit (equivalent to one months rent) and the tenants set up fees as outlined on our tenant fees page.
Upon completion of satisfactory referencing, you will be contacted our Lettings Negotiator to make arrangements to sign your tenancy agreement.
Your bank details including your banks full postal address will be required in order to set up a standing order mandate. You will also be asked to provide proof of address and identification.
Once the tenancy agreement has been signed, you will be contacted by a Property Manager who will arrange to meet you at the property and carry out a check in.
All payments must be in cleared funds and can be made by bank transfer, bankers draft, credit or debit card (charges will apply to credit or debit card transactions). We cannot accept personal cheques or Building Society cheques without allowing ten working days for clearance.
If a guarantor or relevant person has been required they will need to sign the agreement prior to the tenancy commencement or attend the sign up appointment with you.
You will receive your keys at the check in appointment.
All rental is to be paid monthly and payments received after occupation must be paid direct into our account by Standing Order, this will be set up at the time of signing your tenancy agreement.
Yes, you will be provided with two copies of a detailed inventory at the commencement of your tenancy. You will be given seven days from receipt of the inventory to check it through, make comments and sign before returning the signed copy to our office. The inventory will be held in our file until the end of the tenancy.
