A copy will be issued to you when you apply to rent one of our properties.

How to rent guide

The first step will be to contact us to arrange a viewing. You can do this by calling us on (01752) 255256, contacting the lettings team via email, online by registering as a tenant or if you'd prefer to speak to one of our friendly team face to face, come to the office where we would be more than happy to help.
Great! You will now need to come into the office and pay a reservation fee. If you are unable to come into the office, please call us as we can take details and payment over the phone. You will then receive an email with a copy of our Lettings process for you to complete and return to our office. Following that, you will receive an email from Rentshield with a link to the online application form.

Once we have received your completed application form, you should allow 7-10 days for referencing however this may vary. Referencing is subject to Landlord approval.

We recommend that you contact your referees advising them to expect a reference request and ask them to reply promptly to minimise any delays. We advise that you contact our Lettings Manager on a regular basis during the referencing process to ensure that we have all of the relevant information.
You will be required to pay the first months rent and damage deposit by the commencement of the tenancy. The deposit is the equivalent to one months rent plus 100. If there are more than 10 days between the completion of referencing and the tenancy start date, you will be asked to pay an administration fee to continue to reserve the property. The administration fee is the same amount as the first months rent and will become the first months rent upon the commencement of the tenancy.
Upon completion of satisfactory referencing, our Lettings Manager will invite you to contact our office to arrange an appointment to sign your tenancy agreement. The appointment will normally take place on the same day as your move. At this time you be required to pay the first month's rent in advance and the damage deposit (unless previously paid).

Your bank details including your banks full postal address will be required at this appointment in order to set up a standing order mandate. You will also be asked to provide proof of address and identification.

During this appointment, our Lettings Manager will provide you with a welcome pack and answer any queries that you may have.
All payments must be in cleared funds, i.e. cash, Banker's Draft or debit/credit card (2% charge applicable to credit card transactions). We cannot accept personal cheques or Building Society cheques without allowing ten working days for clearance.
All tenants must be present to sign the agreement, if any tenants are unable to be present they should contact the office beforehand to make alternative arrangements. If it is a joint tenancy all the tenants must make an appointment to sign at the same time.
If a guarantor or relevant person has been required they will need to sign the agreement prior to the tenancy commencement or attend the sign up appointment with you.
You will receive your keys at the time of signing the agreement if this is also your tenancy start date and all payments having being received and cleared. Please see a copy of our Standard Agreement.
All rental is to be paid monthly and payments received after occupation must be paid direct into our account by Standing Order, this will be set up at the time of signing your tenancy agreement.
Yes, you will be provided with two copies of a detailed inventory at the commencement of your tenancy. You will be given seven days from receipt of the inventory to check it through, make comments and sign before returning the signed copy to our office. The inventory will be held in our file until the end of the tenancy.
