Why use executive lets to rent out your property?

Our job is to take the pressure off you - sourcing tenants, overseeing essential works and client liaison can all be time consuming processes. We aim to take up as little of your time as possible, and provide a stress free service.

As part of our package we:
  • Visit the property to take details
  • Provide advice on rental levels and tenancies
  • Provide information on rent & legal warranties
  • Offer advice on suitable furnishings, decor and equipment
  • Supply a management questionnaire to help you ensure your property is ready for rental
  • Advertise the property in the appropriate media
  • Inform local companies of the property's availability
  • Arrange viewings for suitable prospective tenants according to your letting criteria.
  • Accompany prospective tenants to view the property
  • Personally interview prospective tenants and obtain references and credit checks
  • Draw up Tenancy Agreements and Notices as required under Housing Act 1988
  • Draw up a detailed inventory with photographs prior to the start of the tenancy
  • Hand over keys to tenants in a sign up meeting and supply them with a welcome sheet
  • Undertake quarterly inspections of the property, and a final inspection/inventory check
  • Collect rents
  • Credit the owner's account monthly with all monies due, an online facility is available
  • Take care of the general day to day management of the property 
  • Deal with tenant and landlord related problems
  • Arrange repairs and maintenance as directed
  • Organise emergency works and insurance claims (a charge may be made for the latter)
  • Advise utility providers (where appropriate) of the change of tenants
  • Re-direct owner's mail (as and when received at agent's office)
  • Prepare and serve any notices to bring the tenancy to an end 
  • Serve notices regarding a breach of covenant by the tenant
  • Make claims to the scheme on the Landlords behalf
  • Instigate court proceedings and attend court if required
  • Instruct debt collectors on Landlords behalf if required
